homeYou probably spent many months or even years in search of the perfect house and when you finally found it you were over the moon. It’s definitely an exciting adventure, but there are some downsides: You are now responsible for all of the upkeep.

Owning a home requires regular maintenance to avoid minor repairs becoming a major expense. Listed below are a few tips to keep your investment in excellent condition. 

Appliances

Top-rated appliances generally last longer. However, any appliance will need repairs. A washing machine may not drain, a dryer stops generating heat and you may encounter a fridge leaking water. These are common problems. If you’re handy, you can replace the part yourself. However, if you barely swing a hammer, it’s best to leave it to the professionals. 

Mold

Older, drafty vintage homes often have mold on window sills and in the basement. Unfortunately, even in small doses, it can cause serious health issues and prevent the sale of your home until resolved. 

Thankfully, identifying the early warning signs such as a musty smell, change to the color of a wall or ceiling or someone in the home suddenly develops symptoms related to allergies, will enable a quick removal. If you see a leak, fix it immediately. 

Outdated Plumbing

A house that’s over 15 to 20 years and has no updates can become a ticking bomb for future plumbing issues. Removing all existing plumbing is a costly undertaking and a huge inconvenience. A sudden pipe burst while away from home can cause tens of thousands of dollars in damage to your home’s interior. 

The good news is having an annual inspection of the pipes by a licensed contractor will reduce the possibility of a major water leak. You double-down on your efforts by paying attention to warning signs like moisture on pipes, rust or green discoloration, or flaking. Taking initiative to prevent damage such as insulating pipes during cold-weather months and avoiding the use of products with harmful chemicals when clearing drains is also beneficial.  

The Roof

Think of the roof as an umbrella that protects your home. If compromised, you no longer have the protection. Your ceilings, walls and interior suffer damage. You also lose your quality of life. While many roofs can last 25 or 30 years, unprecedented weather-related events can cause premature wear. Trimming back tree limbs and cleaning gutters will help to lessen the risk.

Insects/Rodents

Insects and rodents can gain access into your home through tiny cracks and crevices barely noticeable to the naked eye. Rodents also leave behind droppings that may contain harmful diseases, putting your family’s health at risk. 

You can prevent that scenario from transpiring by having a reputable pest control company do an inspection annually. If they find any trace of an infestation, they can address it quickly. In the meantime, removing bushes and weeds from around the home and filling in cracks and crevices will help to lower the risk. 

Septic Tank

The purpose of a septic tank is to remove wastewater from the home. If it stops working, it can put raw sewage back into your home. This is a costly undertaking. To avoid it, have your septic tank cleaned by a professional every couple of years.  

Duct Work

Dust and other debris builds up inside air ducts throughout the home. This can cause your HVAC system to clog resulting in a reduced level of performance and quality airflow. It also has to work harder putting exceptional stress on parts and driving the cost of utilities upward. Cleaning out ducts and vents once yearly will allow your appliance to operate at its full potential and ensure the indoor environment remains beneficial. 

Whether you have a customized older home with a vintage feel or a modern home, maintaining it is essential to keeping its value, reducing costly repairs and sustaining a good quality of life.

    It is also important to change AC filters once every 2-3 months to avoid increasing the humidity level.
    A highly functioning air conditioner will help manage humidity in the home, but one with a clogged filter can leave humidity unchecked. If the air filter is clogged, air cannot flow through it effectively, allowing moisture to accumulate due to improper ventilation.

    By the way, did you know that mold often grows in the HVAC system? For example, in air conditioners or air ducts. It may happen if the system is not properly ventilated and cleaned. While the air ducts should be cleaned once every 3-5 years, the air conditioner requires to be cleaned inside every month (when it is used).

    As for mold, yes, it can cause many ailments. To prevent mold growth, keep your home’s humidity level less than 50%. But remember that too little humidity is also bad for health.     Good advice, I started this year with air duct cleaning to make my house a little safer and breathe good air. The next step will be to check the roof and replace the problematic parts.
