6 Tips to Raise the Price of Your House Before Selling It

homeIf you are planning on selling your home in the near future, you’ll want to get started as soon as possible. For many homeowners, this entails digging through the shed for a set of tools and getting your hands filthy. For others, it just entails contacting a contractor. Having a fully functional, visually appealing house might help you sell your property faster in today’s competitive real estate market. Making a lasting impression requires more than simply giving the lowest price on the street. When potential buyers tour multiple houses in your neighborhood, you’ll want yours to stand out for all the right reasons. Here are six tips on how to raise the price of your house before selling it.

Upgrade To High-Demand Finishes

If you are planning to sell soon, you may boost demand for your property by making modifications that are popular with today’s purchasers. This may entail adding stainless steel equipment and/or quartz worktops in the kitchen, rather than alternative high-quality finishes that might not attract as much attention.

It’s important to make sure you are considering each and every surface that you might need to think about, too. For instance, as well as the worktops and the flooring, you should also think about the ceiling and walls. Often just having some cedar ceiling planks put in can help with making a huge difference here, for instance.

Smaller finishes might pique a buyer’s curiosity while lowering upgrading expenses. Consider making small adjustments like upgrading from brass to brushed nickel door knobs and locks, or replacing yellow incandescent bulbs with brighter LED lighting. If your floors are scuffed up and dull-looking, professional hardwood floor refinishing can give your home a high-end look without having to invest a ton of money.

Improve Your Front-Yard Landscaping

Affordable landscaping and other minor improvements to the front of your home’s exterior can assist increase its worth to both assessors and potential purchasers shopping for a property. The yard of a home is said to be a good predictor of the whole amount of work put into the property: dead plants, unkempt gardens, and uninteresting yards are all quick turn-offs. Investing in new soil, rocks, bushes, ground cover, trees, and mulch will help your yard seem more inviting and fresh. An appealing yard will aid in the sale of the home since it encourages purchasers to see themselves spending time outside during the warmer months of the year.

Renovate Roof

The structure of your house may not be as obvious to buyers at first look as many of these other elements, but a negative inspection report owing to defects in your roof or foundations might cause your sale to fall through at the last minute, costing you a lot more money. It’s important to think about renovating, or even replacing your roof ahead of time so that any structural faults may be avoided. You should definitely consider contacting the team at domroofing.com, whether it’s about repairing or replacing. If you need commercial or residential roofing, they’re up for the job. Buyers will want to know that their new house is secure and well-built.

You might also want to consider what risks there are with homes that are older and that might be home to asbestos. The reported cases of asbestos-related illnesses are useful to know because you might be living somewhere where it’s more common. It’s always worthwhile checking your home during renovations, for asbestos, especially for older properties.

Invest In Energy-Efficient Features

Due to growing attention on environmental problems and awareness that energy efficiency saves money on utility bills, today’s homebuyers prefer to place a larger premium on eco-friendly amenities.

Look for energy-efficient models when upgrading in-home equipment like your microwave or furnace. This can reduce your bills a lot. Consider replacing your old thermostat with a smart thermostat that saves you money on electricity. As long as you live in the house, this saves you money on your power bill every month.

Improve Kitchen And Bathroom

Kitchens and bathrooms are usually recognized as the spaces in a home that have the most impact on future owners. They are also the components of your home that go out of style the quickest, like appliances, finishes, and other decors do.

Renovating the bathroom and kitchen is a smart decision. Bathroom improvements and renovations are particularly cost-effective, especially if you are building a new bathroom or upgrading from a half-bath to a full bath.

Increase the Size of Your Space

Building up an incomplete basement or other unused rooms or sections can be a fairly low solution to increase the value of your property. If you install a basement bedroom in an unfinished area, you may easily add over 100 square feet to your home’s footprint while simultaneously adding another bedroom and increasing its value. Many homes are valued by multiplying the square footage by a comparable rate for that type of home in your community, especially when selling a house in Sacramento where market dynamics can be favorable. Thus, adding square footage will almost certainly increase your selling price.

These small changes will improve the comfort of your home while you live there, but also when it comes time to sell. When you are able to move up to a bigger, nicer home, a property that grows in value might help you save a lot of money.  Before you start doing unneeded duties, it’s also a good idea to get the advice of an estate agent. A qualified real estate agent will know what adds value to a home and which of these chores should be prioritized, taking into account your local market competition.

Landscaping is definitely an overlooked aspect of selling a home, and I love how you’ve emphasized the importance of a well-kept front yard. Curb appeal is the first impression, and it can set the tone for the entire viewing. Investing in plants, mulch, and soil is a great way to freshen up the exterior without breaking the bank. Awesome advice!

Properly working and well-maintained cooling and heating systems can also increase your home’s value. Nobody wants to deal with a broken AC or furnace in a new home.
So, before putting your home up for sale, consider hiring a professional HVAC contractor for a complete check-up. And remember to maintain your systems regularly — at least once a year.

    @ Polestar:
Thank you for the reminder! I only want to add that new minimum efficiency requirements differ in northern and southern states.

Another thing you can do to boost your home’s value is to install a new HVAC system according to the new HVAC regulations 2023. First of all, it will improve the home’s energy efficiency. Secondly, it will allow a potential home buyer not to worry about replacing the system for several years – and usually it sounds like a big advantage for the buyer.

Good suggestions, thank you! By the way, if you’re thinking about selling your property, keep in mind that safety also matters. Studies have shown that about 97% of renters and buyers factor crime into their decision making when deciding where they choose to live. We have some ideas on how to improve home safety: https://sentriforce.com/news/how-to-reduce-crime-in-your-apartment-community/.
Here are the simplest and the most effective ones:
    – Implement more access control in your home. By increasing access control, you make it more difficult for unwanted guests to be able to enter the house. Such a simple thing as a fence can help you with this.
    – Have something that displays a security presence as this can greatly deter criminals from targeting the property. For example, a smart door lock or video surveillance cameras.

In order to improve the energy efficiency of the house, it’s also worth replacing old low-quality windows with new ones. Consider windows with low-e glass. Most options with low-e glass have coatings on both the inside and outside glass panes. A low-e coating on the interior facing side of the window allows the glass to reflect heat back inside to reduce the heat lost from the interior to the exterior in the winter cold. A low-e coating on the outside reduces the amount of heat transferred into the home from outside during the hot summer months. Read the complete guide if you want to know more about this type of window and door: https://portella.com/blog/what-is-low-e-glass/.

A good repair could help you, the most important thing is to find a good contractor. Now companies are using products like https://www.estabild.com/ to better manage construction projects, automated reporting, and just work efficiently. When it comes to kitchen and bathroom improvements, consider replacing traditional plumbing fixtures with modern ones like a low-flow shower head. Even though they may seem quite expensive, they will pay off by reducing your water bills.
    People will definitely appreciate it!

Thank you! But when it comes to home upgrades, you should be picky. Some of them are costly but don’t really benefit you when selling a house. For example, I wouldn’t recommend installing a swimming pool as it doesn’t pay off when selling a house. BUT. If you already have a swimming pool, you can improve it. For example, install a solar-powered heating system. Or convert your chlorine pool into a salt pool, which is easier to maintain. Usually, people appreciate it.

Thanks for sharing this! Sure many will find this helpful. I would also suggest installing a home office. Buyers are looking for home offices these days. They have become popular again as many of us switched to working from home.

As for finishes, you should also consider repainting the walls and furniture in your home. Even though there are a million colors from luxurious black to fancy pink, give preference to neutral colors. But as for the option for the finish, I would recommend a semi-gloss one. Semi-gloss paint gives you a smoother surface than lower-sheen finishes and has a degree of shine, providing a visual contrast.

I see you’re suggesting investing in energy-efficient features – that’s great. I’m so glad to know that today people are more concerned about the environment. By the way, while electrical appliances may be a little expensive to replace and install, you should consider second-hand appliances with an Energy Star rating. This way you are saving yourself money and giving perfect good appliances a new life.

Thank you for sharing these tips! As for the bathroom and kitchen, you should also consider plumbing fixtures replacement. A dripping faucet is unlikely to add value and appeal to your house.

  23. Elisa says:

The simplest thing is to simply improve the condition of your home. When we were looking for Springfield OR real estate agents, we also first of all asked what to look for and how to sell houses for the best possible profit.
